Characteristics
- Gathering information about the property as well as the seller/lessee
and/or prospective purchaser/lessor.
- Establishing a market value of the property.
- Negotiating the value of property between parties in a fair and professional
manner.
- Explaining terms and conditions of sale and sales agreement, municipal
rules, body corporate rules, transfer duties, etc..
- Making sure that both parties are in possession of a copy of a signed Offer
to Purchase shortly after signature.
- Assisting in obtaining back loans.
- Arranging transfer of property with conveyancer and arranging payment of
deposit.
- Collecting rent and deposit in the case of a lease and seeing to it that
both parties are furnished with a signed lease agreement furnished duly
with revenue stamps.
- Keeping a trust account.
- Administrative functions, e.g. , assisting with application for loans to
financial institutions, liaising with conveyancers, and other similar duties.
- Adhere to the Estate Agent Board, which is governed by the act of parliament,
and the Code of Conduct.
Requirements
Secondary Education
There is no specific requirements to enter this occupational field.
Tertiary Education
The prospective estate agent are required to pass the Estate Agent Board
examination, which is offered 3 times per year. If the candidate passes
the examinations, he/she is awarded a fidelity certificate. Estate agents
should register with the Institute for Namibia Estate Agents in order
to obtain ongoing training in the many specialised fields of the property
industry.
Personality
The prospective estate agent should be a person of high integrity with
good interpersonal communication skills. It is essential that this person
be of utmost fairness. The estate agent should put the interest of the
client as first priority.
Work Opportunities
Employment opportunities are greatly influenced by the economic and political
climate. Estate agents are employed by estate agencies, and the banking
industry. Employment opportunities do not seem favourable, since the
industry is very competitive.
